Intent

Busloop Phase 2 extends the bold vision established by Manhattan, adding another sculptural tower to Surrey's evolving skyline. At 44 stories with 424 units, the building carries forward the distinctive cubic language (horizontal striping, terraced green spaces, and a dynamic silhouette) while responding to its own site conditions and program.

Located at 133A and Central Avenue in Surrey, the two towers create a cohesive urban ensemble. The repeating architectural vocabulary ties them together visually while allowing each building its own presence. The effect is a neighborhood with real identity, not just individual buildings dropped onto adjacent lots.

My Role

Continuity from Phase 1 was key to Phase 2's efficiency. Having contributed to Manhattan's documentation, I understood the established architectural language, detailing standards, and coordination protocols. This allowed me to hit the ground running on Busloop2.

My work spanned floor plan production across tower and podium levels, building elevations and sections, and ongoing coordination with structural, mechanical, and electrical consultants. The BIM workflows established in Phase 1 carried forward, enabling efficient clash detection and interdisciplinary alignment as the project moved through design development.

I led the materials specification for the tower's facade, coordinating dark grey, ivory, and light grey finishes with terracotta and rustic red accents and pre-oxidized copper elements. The facade system includes fiber cement and GFRC panels, clear glass with blue tint window wall, light grey spandrels, and anodized silver aluminum mullions. Balcony detailing specified white painted concrete with traffic coating and elastomeric paint systems.

Outcome

The project is advancing through documentation alongside Manhattan, with the detailed DP submission filed in May 2024. The coordinated delivery approach supports the overall Busloop master plan's phased construction strategy.
